  1. Commercial contractor in Niagara Falls From empty unit to opening day.

Shops across the Niagara Region, built start to finish. We could describe it. Keep scrolling instead.

  2. Step 1 of 11

    Open the floor.

New drains don’t go over a slab. They go through it. Marked, saw-cut, lifted out.

  3. Step 2 of 11

    Run what you’ll never see.

Drain, vent, hot and cold, bedded in sand and tested before the slab closes over them.

  4. Step 3 of 11

    Air, water, fire.

Supply duct, copper and sprinkler mains go in overhead. Level, hung and coordinated.

  5. Step 4 of 11

    Bring in the power.

Panels, conduit and a whip at every fixture, each one where the drawings say it goes.

  6. Step 5 of 11

    Now it has rooms.

Steel studs, 16 inches on centre. This is where a shell starts to look like a business.

  7. Step 6 of 11

    Close it up.

Board, tape and mud, one sheet at a time. Everything you just watched goes behind the wall.

  8. Step 7 of 11

    Paint.

Ceiling first, then the walls, one roller width at a time. It stops looking like a job site.

  9. Step 8 of 11

    Then the floor.

After the paint, before the fit-out, so nothing gets dragged across it. Oak herringbone, worked out from a centre line, board by board.

  10. Step 9 of 11

    Built in, box by box.

Cabinets, tile and shelving on the wall first. Then the counter: raw boxes, oak fronts, stone on top.

  11. Step 10 of 11

    The parts your customers touch.

Glass cases, bench seating, doors. Then the baking, the tables and the lights.

  12. Step 11 of 11

    Lights on.

That’s the job. Same four walls you started with. This one’s a bakery. Yours is next.

Questions

Before you sign a lease.

What do you need from me to give a price?

The address and an idea of what the space is going to be is enough to start. If you have drawings or your landlord’s work letter, even better. After a site walk we come back with a written scope and a number.

Do you handle permits and inspections?

Yes. Permits, inspections and the paperwork that goes with them are part of the job, and they run on the same schedule as the trades.

How long does a build-out take?

It depends on the size of the unit, the permit timeline and how much under-slab work is involved. You get a written schedule with your price, so you can plan an opening date around it.

Will you work with my designer or my landlord’s requirements?

Yes. We work from your designer’s drawings or bring our own, and we deal with the landlord’s requirements directly so you don’t have to.

What kinds of spaces do you build?

Bakeries and cafés, barbershops and salons, retail units and more. If it’s an empty unit with a lease on it, send us the address.
